For each of our listings, we provide complete and accurate information provided on both our website listing and in our property brochures. Both listing sources include maps, color photographs, and comprehensive due diligence information such as: water rights and information, forage production, mineral rights, livestock carrying capacity, leases, cash flow, and social, cultural and recreational amenities of the property and surrounding area. We can also provide further assessment of the property by analyzing tax returns, profit and loss statements, balance sheets, and tax depreciation.
By establishing an aggressive national, regional, and local advertising program by using the latest technology and our expansive referral network, Clark & Associates Land Brokers are consistently able to bring buyers and sellers together. Our listings are made available to millions of people throughout the United State and the world. It is our goal to customize our advertising on a case-by-case basis so each listing reaches the maximum number of potential buyers.
We have an excellent working knowledge about tax implications, including IRC 1031 tax-deferred exchanges and conservation easements for both the buyer and the seller. We attend regular training seminars on taxation, financing, sales, listing and marketing properties, appraisals, trusts, advertising, ethics, easements, etc.
